Mokoia Downs Estate was originally
established as a home for a family who
enjoyed grooming and riding horses.
As well as accommodating horses and
donkeys, the five picturesque acres have
also been shared with sheep, deer, rabbits,
dogs and cats as well as an abundance of
wildlife. The wildlife includes visiting
peacocks, ducks that glide up and down the
small lake which winds around the lower
half of the estate, and native birds such as
the Tui, Pukeko and Fantail.
The grounds are ideal for taking peaceful strolls, and there are a number of quiet, sheltered spots where guests can sit and read, reflect or just listen to peaceful country sounds after a day's activities.
Heritage Artifacts
A highly distinctive feature of the estate is a collection of antique artifacts, including a Challenge Windmill (made in Batavia, Illinois) which aerates the lake, a vintage Europa petrol pump in the car parking area, and nineteenth century farm machinery. These artifacts help to give Mokoia Downs Estate a unique character, and whilst reinforcing a sense of timelessness contrast pleasantly with the modern, stylish comfort of the main lodge.

Improving the Estate
After our purchase of Mokoia Downs we extended, refurnished and redecorated the main lodge in order to provide superior accommodation and fully realise the potential of a home in such a beautiful setting.
In addition, trees were pruned and new ones planted along with flowers, fruit and vegetables, and sheep replaced deer to graze the land.
Step back in time and take a guided stroll around the estate
The grounds provide a beautiful setting for a stroll in their own right, but they are also enhanced by these links with the past. Whilst the 19th century farm machinery is no longer operational, the Challenge windmill serves a valuable purpose in aerating the lake, and the Europa petrol pump helps to ensure that farm equipment never runs out of fuel.
Amongst the antique machinery and vintage artifacts that are dotted around Mokoia Downs, you will find clues to how farmers of yesteryear from as far apart as Ireland and New Zealand broke the land and created a living and a way of life. If you are interested in this, or in the history of the Rotorua area, then Teresa, who grew up on a farm and has now qualified as a guide at the city museum, will be delighted to share her knowledge with you.

Your hosts Mick and Teresa fell in love with Mokoia Downs from the moment they were first shown the property. As soon as one leaves the road and travels down the long, tree-lined driveway to the main lodge there is a feeling of leaving the busy world far behind and entering a secret and enchanting hideaway.
