More than just a B&B

With so many unique or unusual features, Mokoia Downs is a Bed & Breakfast that offers memorable experiences; rather than simply a place to stay.

The Library at Mokoia Downs

The Reading Room

The Reading Room is there for all of the guests to enjoy. There are many books here available for guests to borrow and read whilst they stay here and we also encourage a “book exchange” policy with some of the collection, where guests can leave a book which they have brought with them and read, and take away one of the many titles we have here in return.

The Cinema

A “quirky” addtion tovthe property is the Cinema where guests can relax and enjoy one of the many movies we have on DVD, or alteratively, (for those growing numbers of Netlfix members), they can “hook up” their laptop and stream a movie from that. There is a microwave, (for that “movie+popcorn” experience), a fridge and tea and coffee making facilities.

Bar and Micro-Distillery

The Anglers Arms bar provides an atmospheric venue for guests to enjoy a complimentary drink at the end of the day. A wide range of alcoholic and soft drinks are available, including the renowned "Mokoia Downs Moonshine" liqueurs, lovingly crafted here in the on-site micro-distillery and made with the addition of the organically grown fruit, herbs and spices from the garden.

Organic Garden

The organic fruit, vegetable and herb garden provides healthy ingredients for guest breakfasts. In addition to 10 fruit trees, a wide range of berries are grown as well as vegetables and herbs. The flourishing garden is fertilised with “Mokioa” compost and castings from the worm farm. The adjacent paddocks are home to our free-range hens.

Vintage Artifacts

With a vintage 1950's Europa petrol pump, a 1920's Challenge windmill from Batavia, Illinois, and agriculatural machinery from the 19th and early 20th century, Mokoia Downs exudes charm and character in a secluded setting, whilst still offering the modern-day comforts and facilities our guests desire.

Swimming Pool

The on-site, solar heated swimming pool is open from mid November until mid April. Large enough to swim for exercise, it is nevertheless small enough just to splash around in and have some “childish” fun. Shade from the afternoon summer sun is provided by the surrounding fence, which is an ideal place for guests to relax. There is also a changing area, and sun loungers are for guest use.

A Farmstay-Style Experience

With an ever-growing collection of animals, guests, both young and old, are offered a farmstay-style experience . The menagerie includes donkeys, sheep, hens, ducks and guinea pigs. Each morning guests can enjoy some time feeding and petting the animals, and can even choose freshly-laid eggs from our hens for their own breakfast.
